Statement from Managing Director of Comprop, Steve Marie, in respect of the Open Planning Meeting’s decision on Tuesday 10 December, 2013 to grant Planning Permission for the redevelopment of the former GT Cars site on the Les Bas Courtils Road, St Sampson.

Statement from Managing Director of Comprop, Steve Marie, in respect of the Open Planning Meeting’s decision on Tuesday 10 December, 2013 to grant Planning Permission for the redevelopment of the former GT Cars site on the Les Bas Courtils Road, St Sampson.

“Comprop is delighted at the outcome of yesterday’s Open Planning Meeting. We have been working for three years to get to this stage, having developed the plans following extensive pre-planning advice in conjunction with the Planning and Environment Department.

“The approval gives us the opportunity to restore this neglected brownfield site to good economic use, which will benefit both local businesses and the public in the area.

“Due to its various previous uses as a quarry, unregistered landfill site and breakers yard, we have inherited a number of environmental issues with this site. Our professional team has already undertaken comprehensive inspections and prepared reports on these matters and, as detailed in the Planning Application, all of the site’s specific problems have been addressed. We will be taking all appropriate remedial actions and protection measures before, during and subsequent to the development.

“A site of this nature is ideal for light industrial use. However, we are mindful that it is in a residential area and so the front of the site has been purposely designed to remain in-keeping with the surrounding area, and will look like a terrace of houses. This will become the retail building for a petrol station, which has been supported by the States Traffic Department. Any fuel operator will have to comply with the stringent regulations surrounding all aspects of operating a petrol station. In addition there will be a light industrial storage/distribution unit and two small office accommodation units for the businesses operating from the site.

“We have also worked with the Traffic Department and traffic movements have been given due consideration. The development includes the provision of a pedestrian crossing to Les Bas Courtils Road, together with road and footpath improvements, to encourage safe and appropriate vehicle, cycle and pedestrian traffic to, through and beyond the site.

“We now look forward to moving to the next stage, to begin the process of redevelopment of his abandoned brown field site and enable the character of the area to be substantially improved.”
