Nine three-bedroomed houses and 35 two-bedroom apartments will be built at the Belle Vue site, at Les Quennevais in St Brelade.
The Housing Department’s social rental development will have an underground car park, communal play space and a route for the cycle track extension through to Les Quennevais playing fields. Some of the properties will be wheelchair accessible.
The Planning Applications Panel unanimously approved the plans subject to three extra conditions being met by the architect which relate to design detail and colour, sustainable energy and landscaping.
The first phase of the scheme to build 35 affordable homes has already started.
Planning Director Peter Le Gresley said: “This is a high quality, modern housing scheme with a mix of houses and affordable apartments which will benefit the whole community. The design concept is a really exciting addition to the Les Quennevais.”
Meanwhile the Department has once again turned down plans to build on a green zone site in St Lawrence.
The applicant had re-applied to demolish an agricultural shed on Le Mont L’Evesque and build three homes in its place.
But the panel members agreed that the plans went against a number of key Island Plan policies, including not building in the Green Zone without an exceptional reason. It also felt that it went against the policy for the Protection of Employment Land – designed to protect existing commercial sites to support enterprise in Jersey. Agricultural sheds can’t be redeveloped unless the building stays in commercial use and the panel didn’t think the applicant had shown there was no longer an agricultural need for the shed.
