Housing and ‘Dementia Village’ proposed for commercial site

A planning application to create nearly 70 homes and build a ‘Dementia Village’ including a shop, hairdresser and pub on a “redundant commercial site” near Waitrose in St. Saviour has been submitted.

If permission is granted for LV Care Group and Dandara’s plans, Arzl House, Canning Court, Samuel Le Riche House and a warehouse on the site will be demolished to make for two blocks of 18 one-bed and 48 two-bed residential units.

Three blocks consisting of 10 independent living units for dementia care, a 57-bed nursing home and eight units of staff accommodation with parking will also be built. They will be accompanied by a ‘high street’ including a shop, hairdresser, pub and café.

LV says the aim of the ‘village’ is to help people living with dementia to maintain a sense of independence and socialise, able to continue with as many every day tasks as possible, while also having access to 24-hour care.

Axis Mason designed the plans with the help of a tool created by the Dementia Services Development Centre, at the University of Sterling. 

As part of the development, an improved drop-off zone for Plat Douet School, a cycle and footpath, pedestrian crossings and an upgrade to the bus shelter will also be created.

There also also plans to place solar panels on the roof, plant 58 trees on the site, and create an area for residents to garden. Green roofs, a pollinator zone, sparrow nesting terraces, and bat, hedgehog and bee boxes are also promised.

The major planning application will be considered by the Planning Committee at a later date.
